CHAPTER 01

What construction management means

Construction management is a way of running a building project. You keep your architect and your design. We manage the construction on your behalf: we plan the work, tender the trades, coordinate the site and report to you.

The role sits between the drawings and the people who build from them. A good construction manager reads the plans, spots problems early and keeps every trade moving in the right order. A weak one only forwards messages. We aim to be the first kind.

This is different from design-build, where one company delivers design and construction under a single contract. With construction management, design and construction stay separate, and we work for you alongside your design team.

At 6ixBuild we are the construction arm of 6ixGroup. You can read more about who we are on our About Us page, or meet the people who will run your site on the Team page.

Industry bodies such as the Canadian Construction Documents Committee publish the standard contract forms used in Canada, including forms for construction management. We are happy to walk you through the options before you commit.

CHAPTER 02

Why owners choose it

Owners choose construction management when they want control. They want to see where the money goes, keep their own design team, and have an experienced builder looking after the site.

Transparency

You see every trade quote. You approve every award. Costs are reported against the budget in plain language, not buried in a lump sum. When something changes, you know what it is, why it happened and what it costs.

Early input

We can join the project while design is still open. We review drawings for constructability, flag items that will be hard to build or slow to arrive, and suggest alternatives before they become change orders.

Protection of schedule

Delays rarely come from one big failure. They come from small gaps: a late delivery, an unclear detail, a trade waiting on another. We watch for those gaps every week and close them before they spread.

One point of contact

You deal with one named project lead. That person knows the drawings, the budget and the site, and answers your questions directly.

CHAPTER 03

How we control cost

Cost control starts before construction does. We review the scope with you, test it against the budget and tell you early if the two do not match.

Next we tender the work. Trades price from the drawings, and we level the quotes so you compare like with like. You see the results and approve each award. Long-lead items such as windows, structural steel and mechanical equipment can be ordered early to protect the schedule.

During construction we track every commitment against the budget. Monthly cost reports show what has been spent, what is committed and what remains. Change requests are priced and approved by you before work proceeds.

If you need a firm number before you decide, our cost estimating service can provide a detailed estimate. Some clients start there, then move into construction management once the budget is confirmed.

Ontario's Construction Act sets rules for payment and holdback on construction projects. We follow it closely, so your payments, holdbacks and trade releases are handled correctly.

CHAPTER 04

Schedule and coordination

A building project is a sequence of dependent tasks. Foundations before framing, framing before services, services before finishes. If one task slips, every task after it can slip too.

We build the schedule with your trades, not for them. We agree on durations, set milestones and identify the tasks that control the finish date. Then we review progress every week and update the plan honestly.

Approvals matter as much as trades. Depending on the site, you may need a building permit, a zoning review or a minor variance. The City of Toronto publishes guidance on building and construction permits, and construction in Ontario must meet the Ontario Building Code. We plan site work around approval timelines so crews are not left waiting.

Logistics get attention too: site access, deliveries, neighbours, noise, waste and parking. Small problems on a tight Toronto site can stop work, so we plan them in advance.

CHAPTER 05

Working with your design team

Your architect and engineers remain responsible for the design. Our role is to help them deliver it. We attend design meetings when useful, answer questions about cost and buildability, and raise issues on site quickly.

If you do not yet have a design team, 6ixDesign can provide architecture and engineering. Architects and engineers in Ontario are licensed through the Ontario Association of Architects and Professional Engineers Ontario, and that applies whichever route you take.

When drawings and site conditions disagree, we document the issue, propose options and get a decision from the right person. Clear records protect everyone and keep the work moving.

CHAPTER 06

What to expect on site

Construction is where plans meet weather, supply chains and people. Our site teams are built around communication. You get a named project lead, a weekly update in plain language and a schedule that is honest about risk.

Safety is not a line item. Every trade that enters our sites is briefed, and we follow the requirements set out by the Ontario Ministry of Labour under the Occupational Health and Safety Act. A tidy, well-run site is also a sign of a well-run project.

Quality is checked as work happens. We walk each phase with you before it is closed in: framing before drywall, services before ceilings, waterproofing before finishes. At closeout we complete a detailed walkthrough, resolve the deficiency list and hand over drawings, warranties and operating information in an organized package.

After handover we stay reachable. If something needs attention in the first year, call the same team that managed your project. See some of our work in our stories.

CHAPTER 07

When it fits

Construction management suits owners who already have a design team, or who want to keep design and construction separate. It works well when the scope is complex, when the budget needs close watching, or when you want an independent voice on site.

It is common on commercial work such as offices, retail plazas, clinics and restaurants. See our commercial construction page for more. It also suits larger homes, additions and multiplexes. Start with residential construction if that is your project.

It is not the only route. If you want one team and one contract for design and construction, design-build may fit better, and we will tell you honestly which suits your project.

CHAPTER 08

Starting your project

The first step is a conversation. Tell us about the site, the use, the timeline and the budget you have in mind. We listen, ask questions and give you an honest view of what is feasible. There is no obligation on the first call.

If it makes sense to continue, we agree on a scope and a management fee, then begin with a review of your drawings and budget. From there the five steps above take over, ending with a walkthrough and a handover you can trust.

FAQ

Good questions

What does a construction manager do?

We manage your project on site. That means trades, schedule, budget, safety and quality, and one clear line of reporting back to you.

Is construction management different from design-build?

Yes. In construction management, your design team draws the project and we manage the build. In design-build, we deliver both under one contract.

How do you charge for construction management?

Most projects use a fixed management fee or a percentage of construction cost, agreed before we start. You see every trade quote and approve it.

Can you start before the design is finished?

Yes. Early involvement lets us review drawings for constructability, plan the schedule and tender long-lead items while design is still open.
